Falkenberg Business Centre and Suites is an extended-stay hotel in Botwood, central Newfoundland. Belair Creative launched it end to end in five weeks: brand, photography, website, direct booking, and the procedures that run it. This is the project as a P&L story, what was broken, what it cost, and what changed.

What Was Broken

A real hotel that was impossible to find.

Botwood sits on the Bay of Exploits in central Newfoundland, close to the region’s long-term industrial and infrastructure work. The guests come from everywhere: overnight visitors, families in town for a weekend, and the region’s most valuable stay, crews of construction workers, engineers, and project managers on assignments measured in weeks and months.

The property was ready for them. Full suites with kitchens, living rooms, and harbour views, in the right town at the right time. The business around it was not. No brand, no website, no booking engine, no channel listings, no Google presence. Finding the hotel meant already knowing about it, and booking it meant a phone call.

What It Cost

An empty room expires at midnight.

A hotel room is about the most perishable product there is. A store can sell yesterday’s inventory tomorrow. A hotel can never sell last night’s empty room. Every night a willing guest could not find the hotel was revenue gone for good, not deferred.

Some misses were bigger than others. A traveller who books elsewhere costs one night. A coordinator placing a crew for weeks, usually several rooms at a time, who searches at nine at night, finds nothing, and books elsewhere does not cost one room-night. It costs a month of occupancy.

The phone-only fallback capped whatever was left. People plan travel outside office hours, often from another time zone. A hotel reachable only by daytime phone call is closed to most of the money looking for it.

What Changed

One build closed every gap.

Five weeks, one scope: brand, photography, website, booking and payments, channel visibility, and the standard operating procedures behind the front desk.

A brand that says someone is home

Logo, palette, typography, and guidelines, built around the hotel's namesake, Captain Carl Falkenberg. Anyone booking a room sight unseen needs to trust the operation before they trust the rooms.

Photography that sells the room first

Full-frame interiors of every suite type, licensed drone aerials, golden-hour exteriors, and an edited walkthrough video. Every raw file delivered and owned by the hotel.

A website that takes the booking

Home, booking, gallery, area guide, FAQ, and policies, with every word of copy written and light and dark modes. Behind it sits a simple editor, so staff change prices, photos, and text themselves and see it live in seconds.

Payments with no middleman

A Cloudbeds booking engine and Stripe payments, both under the hotel's own accounts. A reservation made at falkenbergsuites.ca carries no commission. The hotel keeps the entire rate.

Visible everywhere guests look

Listed and synced across Booking.com, Expedia, and their affiliate sites with automated rate rules, plus a Google Business Profile and rich search listings. A group inquiry form catches groups needing five rooms or more.

SOPs, so it survives handover

An employee handbook written for the front desk: daily routines, Cloudbeds procedures, website edits in five steps, and who to call when. On-site training, a printed quick-reference guide, an in-room guest binder, brochures, and an auto-running lobby display. The system runs without its builder.

The Product

Rooms worth photographing properly.

The photography was part of the same build. Interiors, drone aerials, and a walkthrough video, shot on site and placed straight into the website, the channel listings, and the print materials.

The P&L After

What the ledger looks like now.

The whole stack, hosting, email, CMS, and booking engine, runs for a small fixed monthly cost, with every account registered in the hotel’s name. There is no agency retainer and no developer bill for content changes. When a rate changes, the front desk changes it, and the handbook shows them how.

Direct bookings keep the full rate. The OTA channels do what they are good at, introducing the hotel to new guests, and the direct channel does the rest: a guest who finds Falkenberg through Booking.com once can book direct for every stay after.

Extended-stay bookings run for weeks across multiple rooms, so the entire cost of the build sits inside the first handful of bookings the site captures. Everything after that, and every empty room-night it prevents, lands on the right side of the ledger. And the asset is owned outright: source code, photography, brand files, and every account, with six months of support included and nothing owed to us after.
